This partnership has allowed SES to provide legal, Guaranteed Transfer and trade-in services to owners referred by our resort partners.

How Our Timeshare Transfers Work

Shared Escape Solutions Guaranteed Transfer service is truly simple. In just a few steps, you’ll be on the way to transferring your timeshare ownership out of your name.

1. Detail Confirmation and

Ownership Verification

Once contacted, Timeshare Closing Services will confirm the details of the timeshare sale and transaction. They will request the agreed-upon deposit of funds that will cover any fees and transfer costs that will be held in their closing trust account.
The seller will then send a copy of their recorded deed or membership certification to TCS. Don’t worry, if you don’t have your deed or certificate, they can assist you in obtaining a copy of it. TCS will verify the seller’s resort account information to ensure its legitimacy and accuracy.

2. Document Preparation and Escrow

Once SES has gathered all the necessary documents to confirm the seller’s account status, they will begin to prepare the transfer documents. The compiled documents will be sent to all parties involved in the transfer and will include detailed instructions on how to complete them.
After all of the documents have been completed and returned, SES will request the balance of funds from the buyer as stated in the buyer’s closing statement. From here, the buyer’s funds will be placed in the escrow account and will be held there while all documents are reviewed by the experienced SES team.

3. Deed Recording and Ownership Transfer

After final confirmation of the accuracy of the deed, it is sent to the appropriate count and state recording department. Properties that are not deeded will have all transfer documents sent to the resort for final processing. When the deed is returned to the TCS office, TCS will send the original deed to the new owners and a copy of the deed to the resort to inform them of the ownership transfer.
Once the deeds have been sent out and the resort has updated its records, the closing and transfer services are complete. From here, the escrow funds are released to the seller and we have another happy client free of their unwanted timeshare!
